JLRD works closely with Owners on projects to advise them on the unique codes issues in Florida that may impact new and existing designs, as well as initial and operating costs as it impact their bottom line. JLRD has provided services such as energy studies, tenant build-out, lighting renovations, as well as complete new building M/E/P systems in the commercial sector.

Pirtle Office Building

 

LEED CertifiedAs one of South Florida’s premier contractors, when James B. Pirtle Construction Company decided to build their own office building, they chose JLRD to provide the M/E/P design. With a commitment to sustainability, the new building received a Silver certification under USGBC LEED 2.0. To do this, JLRD utilized high efficiency air cooled chillers and variable air volume air handlers with terminal boxes for local control. Plumbing fixtures were specified 1.6 GPF which at the time allowed for water reduction as compared to the base line.

Electrical design included designs for lighting (building and site), data and systems. LEED credits included site lighting (light pollution), as well as lighting controllability.

The Arbors Regus Tenant Build-Out

 

As a national provider of temporary/flex office space, Regus has well-defined criteria and high standards for its Tenant Build-Outs, choosing JLRD to provide the M/E/P/FP design for its Delray Beach branch, located in the Arbors Office Complex. All existing HVAC, electrical, plumbing and fire protection services being affected by the tenant build-out had to be field verified as there were no existing "as-built" drawings. JLRD met with Regus to understand and develop their requirements based on a "test-fit" plan previously developed by the tenant.

JLRD worked closely with the facility management company to coordinate the work with an on-going upgrade of the buildings control system. In addition, other aspects of the buildings existing systems and equipment conditions otherwise outside of the scope of the tenant work that needed to be addressed were identified by JLRD and reported to the facility management team for correction.
