Leisure and Hospitality

All areas of the clubhouse were remodeled, including dining rooms, card rooms, locker room, kitchens, bars, lounges, common areas, and golf cart storage. In addition, a new 2-story fitness center wing was added along with a new pool and outdoor deck area. All HVAC systems were replaced, including distribution ductwork throughout all spaces, and new plumbing and fixtures were provided. The electrical service was replaced and enlarged, and an entire new distribution system was installed to serve new lighting, power, and life-safety and security systems throughout. A new emergency generator was installed to provide back-up power, and new audio-video systems were installed in gathering spaces.

JLRD provided HVAC, plumbing, lighting, power, life-safety, security, and telecommunications system design for this project. A new water cooled chiller plant was added to replace numerous rooftop DX units that were inefficient. The existing electrical service was expanded to accommodate the increased electrical load due to the improvements in the renovation. Extreme care was taken to conceal/blend M/E/P services in the construction so as not to detract from the aesthetic value of this historically significant facility.

The project was phased so as not to interrupt the operation of the club during their season. For three consecutive years work of a given phase was performed over the summer period, and was completed on time for the members to enjoy their club upon return each November. This required detailed planning so that all systems impacted by the work were fully functional at the end of each phase.

The challenge associated with the design for HVAC, plumbing, power and lighting, along with extensive audio and control systems, was the need for concealment. JLRD worked closely with the exhibits design staff, zoo personnel, and artisans to blend the necessary building systems into the "landscape". As might be imagined, each exhibit had different environmental requirements that had to be met. In addition, the zoo remained open to the public through much of the construction, which required careful planning during the design and construction phases.

This project provided a multi-use recreational facility for the community, with the character of a water park blended into the pool component. HVAC systems were designed to meet demands of varying loads, and address the concerns of increased humidity due to the water feature. JLRD worked closely with the pool designer to provide required plumbing and electrical systems to the various pumps and networks of piping. In addition, site lighting and security systems were critical to the operation of the facility, and safety of the patrons. The aquatic facility is wildly popular with attendance greatly exceeding projections, attesting to the success of the project.
